Chimney Repointing: Why It Matters and What It Costs
Published · Written by Don Valley Roofing
The chimney stack sits highest and most exposed on the whole roof. That means it’s the first thing to feel Yorkshire’s weather, and the mortar between the bricks is almost always the first part to give way. Repointing sounds cosmetic. Still, a failing chimney stack is one of the more common causes of roof leaks we trace.
Why mortar fails before the brick does
Mortar is designed to be the sacrificial element. It’s softer than the brick, so it wears first and gets renewed without touching the brick itself. Wind-driven rain, winter freeze-thaw cycles and general weathering gradually erode the mortar joints. That leaves gaps that let water into the chimney structure. Left unaddressed, that water works its way down into the roof space below. It often shows up as a damp patch or stain nowhere near the chimney itself. However, the source is usually higher up than it looks.
Signs your chimney needs repointing
- Mortar joints that look recessed, crumbling, or missing in places
- Loose bricks, or bricks that have shifted slightly out of line
- Damp patches in the loft or on a ceiling near the chimney breast
- Visible daylight around the stack from inside the loft
- Moss or plant growth taking hold in the joints — a sign moisture is sitting there rather than shedding
What repointing costs in 2026
UK trade cost guides put the average chimney repointing job at £500–£1,000. Specifically, a typical standard job costs around £750. The main variables:
- Property type and access: A bungalow with easy ladder access can start from around £400. A two-storey house needing scaffolding typically costs £600–£900.
- Mortar type: Standard cement-based mortar sits at the lower end. Lime mortar is often required on period properties for its breathability and appearance. It costs around 20–30% more and takes longer to apply, pushing those jobs to roughly £700–£1,200.
- Access method: Scaffolding can add £250–£300 per day. Ladder access, where it’s safe and sufficient, can save £300–£700 against a full scaffold.
- Materials: Mortar and aggregate for a typical repoint usually cost only £30–£80. The bulk of the price is labour, access and safe working at height, not materials.
Repointing vs a bigger chimney problem
Repointing addresses the mortar. It won’t fix loose or cracked bricks, a leaning stack, or failed flashing where the chimney meets the roof — those need separate attention. Our guide to leadwork and flashing covers the most common companion problem. Since chimney leaks are often a flashing issue as much as a mortar one, both get checked in the same visit on a proper survey.

If you’re comparing quotes for chimney work, our guide to choosing a roofer in Doncaster lists the questions worth asking before you commit. Repointing is rarely the only job a roof needs, so it’s worth reading our new roof cost guide if a full re-roof might be on the cards. And if it’s a smaller repair you’re after instead, our roof repair costs guide covers typical 2026 pricing for the rest of the roof.
Getting it done properly
Access usually means scaffolding or working at height, whatever the size of the repair. As a result, it’s worth having flashing, flaunching and pointing checked in one visit rather than paying for access twice. Our chimney repairs team covers Armthorpe’s rooftops and homes around Mexborough alike, and this is as true across Doncaster as anywhere else in the Don Valley. We’ll give you a clear written quote after inspecting the stack up close, not from the ground.
FAQs
How much does chimney repointing cost?
UK trade pricing puts the average cost to repoint a chimney at £500–£1,000, with most standard jobs around £750. A bungalow with easy ladder access can start from around £400, while a two-storey house needing scaffolding typically costs £600–£900.
Why does repointing cost more on period properties?
Older and listed buildings are often repointed in lime mortar rather than modern cement mortar, since lime is more breathable and sympathetic to older brickwork. Lime mortar material costs more and takes longer to apply, which is why lime repointing on a period property typically runs £700–£1,200.
What's the biggest hidden cost in a repointing job?
Access. Scaffolding can add roughly £250–£300 per day, while ladder access (where safe and appropriate) can save £300–£700 compared to a full scaffold — it's worth asking any quote to break this out separately.
