How Much Does a New Roof Cost in Doncaster? 2026 Price Guide

Published · Written by Don Valley Roofing

“How much will a new roof cost?” is almost always the first question we’re asked. It’s a fair one, since a re-roof is one of the biggest bills a homeowner will face. The honest answer is that it depends heavily on the roof in front of us. That said, published UK cost guides give a useful starting point for what to expect before you get a proper survey.

The headline numbers for 2026

Trade pricing guides such as Checkatrade put the average cost of a full roof replacement in the UK at around £8,000. Most jobs land somewhere between £4,000 and £19,000. On a per-square-metre basis, that works out at roughly £120–£275 per m² fully fitted, covering materials, labour, scaffolding and waste removal. The wide range exists because a re-roof isn’t one job. It’s several jobs bundled together, and every one of them can move the total independently.

What actually moves the price

A few factors do most of the work in pushing a quote up or down:

  • Roof size and pitch. A steep, complex roof with hips and valleys takes longer to work on than a simple gable roof of the same footprint.
  • Access and scaffolding. A bungalow often needs none, while a two-storey semi almost always needs full scaffolding, which can add a substantial amount before a single tile is touched.
  • Material choice. Concrete tiles sit at the affordable end, clay tiles cost more but last longer, and natural slate — particularly on a period property — is the most expensive option per square metre.
  • The condition underneath. If the battens, felt or timbers underneath have rotted, replacing them adds to the job, which is exactly why a proper roof-level survey matters more than a drive-by estimate.
  • Region. Cost guides consistently show London and the South East running 20–30% above the national average, with northern England — including Doncaster and South Yorkshire — typically coming in below it.

Repair, or full replacement?

Not every tired-looking roof needs stripping back to the battens. Often the covering is still sound, with only a handful of tiles slipped or a flashing failed. In that case, a targeted roof repair is almost always the better-value option. Our guide on the early signs that separate a repair from a re-roof covers this in more detail. A full replacement, however, earns its cost in a few clear cases. That’s when the covering is widely cracked or porous, or when leaks appear in several places at once. It’s also worth it when the roof is at the end of its manufacturer-rated life. We’ll always tell you honestly which category yours falls into, whether you’re one of our Doncaster customers or you’re getting quotes as a homeowner in Retford.

Reading a quote properly

A trustworthy quote should be itemised rather than a single number: materials, labour, scaffolding, skip hire and any timber repair should each appear as their own line. That’s what lets you compare quotes like-for-like. It’s also what stops a “cheap” quote from turning into extra invoices once scaffolding goes up and the old felt comes off.

We give every customer a clear, written quote after inspecting the roof in person, never before. If you’d like an honest opinion on whether your roof needs repairing or replacing, and what that would cost, get in touch and we’ll take a proper look.

If a chimney is part of the job, it’s worth checking the stack itself while the scaffolding is up. Our chimney repointing cost guide explains what that typically involves. Before you commit to materials, our guide to planning permission for a new roof in Doncaster is worth a quick read. A like-for-like re-roof is usually straightforward, but a material change sometimes isn’t.

FAQs

What's the average cost of a new roof in the UK?

Industry cost guides such as Checkatrade put the average UK roof replacement at around £8,000, with most homeowners paying somewhere between £4,000 and £19,000 depending on size, pitch and material. Per square metre, expect roughly £120–£275 fully fitted.

Is a re-roof cheaper in Doncaster than in the South?

Generally yes. Published cost guides note that London and the South East typically run 20–30% above the national average, while northern regions — including South Yorkshire — tend to come in below it. Get a local, written quote rather than relying on a national average.

Why do two quotes for the same roof come out so different?

Scaffolding, the condition of the timbers underneath, tile or slate choice, and whether the old covering needs stripping and skipping all move the price independently of roof size. A proper quote should itemise these rather than give one lump sum.
