5 Early Signs You Need a Roof Repair — Before It Becomes a Re-Roof

Published · Written by Don Valley Roofing

A roof rarely fails overnight. Almost always, there’s a run-up. Small signs get noticed, put off, and noticed again a season later, worse. Catching these five early usually means a repair is still on the table. However, missing them for too long can turn a simple repair job into a full re-roof.

1. Granules collecting in the gutter

If you’re clearing your gutters and find a gritty, sandy residue among the leaves, that’s a sign. It’s the protective granule coating washing off your tiles or shingles. A small amount is normal ageing. A steady, increasing amount over successive gutter clears, however, signals the weatherproof surface is breaking down.

2. Daylight or damp patches in the loft

A five-minute check in the loft tells you more than a look from the garden ever will. Ideally, do it on a bright day. Pinpricks of daylight, damp timber, dark staining on the felt or insulation, or a musty smell all point to water getting in somewhere. Consequently, this usually shows up well before any stain appears on the ceiling below.

3. Sagging or uneven roof lines

Stand across the street and look at the roofline side-on. A dip, a sag, or a lower section usually means the structural timbers underneath have weakened, often from a long-term leak nobody’s spotted yet. This one tends to need a proper structural look rather than a simple patch. That said, catching it early keeps the fix smaller.

4. Moss buildup on north-facing slopes

A light dusting of moss is cosmetic. A thick, spreading mat is different: it tends to sit on the shaded, north-facing side of the roof, which stays damp longest. There, it holds moisture against the tiles and can lift the edges, letting water track in underneath. For example, our full guide to roof moss explains when it’s worth acting on, and how to remove it safely.

5. A slipped, cracked or missing tile you’ve been meaning to deal with

This is the most common one we’re called out for, and also the easiest to underestimate. A single slipped tile looks trivial from the ground. Although it looks that way, it exposes the underlay and batten to weather they were never built to face. Left through a wet Yorkshire winter, that underlay can fail. As a result, what would have been a same-day repair becomes a section that needs stripping and re-felting.

Why acting early actually saves money

Every one of these five signs shares the same pattern. In short, caught early, each one is a contained, inexpensive repair. Left for a year or two, the damage spreads into the timbers, insulation and ceilings below. At that point, expect a much larger bill — sometimes a full re-roof rather than a repair. Our 2026 repair cost guide and new roof cost guide show how far apart the two bills usually are.
